I own several homes and have mortgages with and without an escrow of taxes & insurance. The escrow is a nice feature. It is much easier to budget when a little of taxes and insurance is paid every month.

Great article Kevin. We work very closely with our appraisers (not too closely) and we've built a pretty good relationship over the years. We know what to expect from one another. It wasn't always that way though.

Interesting points. Here in Chester we have been watching the Bank of England for any hint on interest rate movements. We have been seeing inflation return with some vigor. Whichever inflation index you consider, the rates are higher than the normally acceptable levels. However the Bank of England does seem to be torn between raising rates to see off inflation and risking killing off the recovery. With a new government committed to reducing our budget deficit with a program of extensive expenditure cuts, there is much fear of a double dip recession in the UK. It is this sentiment that appears to be holding off an interest rate rise.

With more homes coming on the market and the interest rates lower than they have been in a long time, this is a great opportunity for people to buy a home who could have never afforded one in 2006.

There's still a lot of talk about more short sales coming on the market and if prices continue to lower, that might happen, but I really hope it doesn't.

As a Florida mortgage broker I speak to people all day long about real estate. Recently I've noticed that many of the long time optimists have given up. You know the old saying about it being darkest before the dawn? I say that the sun is on the way. My intuition may be a bit questionable, but there is some common sense at work here as well. The markets are driven by psychology. Prices are always highest at the peak of demand - and high demand always sustains an inflated sense of value. Prices are lowest when demand is the least - and when demand is down sellers lose their belief in value. By the time that everyone is perceiving value in Florida real estate again the prices will be far less accommodating. Time will tell...
