According to data fudged data compiled by RealtyTrac, 1 in 8 U.S. homes were in various stages of default or delinquency at the end of 2008. This story was all over the news last week. However, it’s only half true.
See, USA Today posted a 2008 Foreclosures By State heatmap last week, which reinforced an all too simple truism:
“Don’t Believe Everything You Read!”
As the heatmap clearly shows, in stripping out just 35 of the nation’s 3,232 counties, we can decrease the number of foreclosures nationally by 1/2.
In other words, yes, 1 in 8 U.S. homes are in fact facing mortgage problems. However, just as national real estate sales statistics rarely reflect what’s going on here in Winter Haven, Florida or in your neighborhood, the ratio is likely much, much lower.
Real estate is a local phenomenon. National statistics rarely apply.
