Howdy folks! This blog entry marks the first of what I hope will be many to come, where I’ll be submitting for your viewing pleasure a Winter Haven, Florida Monthly Homes Sold Report.
I got the idea for the setup of this report from Lakeland, Florida Realtor Petra Norris, who issues a comparable report for the Lakeland, Florida area. What’s even cooler is that I-4 Metro’s Own Journalist Extraordinaire and all ’round good “Human” Mr. Chuck Welch has kindly mapped out the homes sold via his interactive Community Walk map. My inner Geek is pleased.
A few of the finer points about this Winter Haven, Florida Homes Sold Report
- By “homes sold” I am referring to single family homes and condominiums. Homes sold as “by owner” do not appear here.
- The geographic area covered in this report consists of the Winter Haven, Florida area.
- Rather than use school zones, I’ve used Zip codes – which I feel provides a clearer picture of what’s presented here.
- The Zip codes included in this edition of my report include: 33880, 33881, and 33884.
Winter Haven, Florida Home Sales Data – November 2008
Home sales in Winter Haven for November 2008 fell 15 % from the October 2008 totals – down from 66 to 56. The average sales price was $126,969, and all but 2 of the homes sold were “single family” residences – the remaining 2 were condominiums.
The average price per square foot was $73.11, and the average List Price to Sales Price Ratio was 97.19 %. What this means is that on average, sellers reduced their initial asking price by about 3 %.
